Energy Performance Certificates (EPCs) are to be required for all buildings under article 7 of the EU Energy Performance in the Buildings Directive (EPBD). EPCs grade performance on a scale from A-G, similar to the system used for grading white goods and, more recently, domestic properties.
Asset Certificates or Commercial EPCs measure the intrinsic energy performance of a building based on its design. Commercial EPCs are renewed every 10 years and are shown on points of sale, lease and lease renewal. The purpose is to encourage better buying behaviour in both building owners and tenants.
EPCs will become mandatory when properties of almost all descriptions are constructed, sold or let over the coming months. For details of the phasing of the EPBD timetable please visit www.communities.gov.uk/epbd.
The implementation dates for Commercial DECs are as follows;
