We manage Residential Mortgage Valuations, RICS Home buyer Reports, Building Surveys and Valuations. All instructions are passed across to one of our expert panel Surveyors whilst we then manage the process through to completion to ensure you receive the best service.
Looking forward, in June 2007 we will manage instructions for Energy Performance Certificate (EPC) and Home Condition Reports (HCR).
MV - Mortgage Valuation - a limited report of a property required by Banks and building societies. Its purpose is to determine the value of the property in its present condition.
Home buyers report - a survey completed to a standard format set out by the RICS. Like the MV this report includes a valuation on the property. It identifies urgent matters needing attention.
Building survey - this report does not include a valuation. It is a detailed report on the property in question including major and minor defects.
AVM - Automated Valuation Model - a data based valuation that can provide an indicative price for packagers saving time and money on wasted process time. Branded as a "deal checker" this is an added value product and reflects the commitment of NSL to it clients.
HCR - Home Condition Report a product that is designed to bring transparency to the house buying process by providing a report on condition of the property for the benefit of vendor, buyer and lender.
EPC - Energy Performance Certificate - A product designed to assess the energy efficiency and provide an energy rating for a property. In addition it will make recommendations on how to improve the ongoing energy efficiency.
